RESORT POLICIES AND PROCEDURES

Please read the terms and conditions below. All bookings are subject to the acceptance of these terms.

ANY PERSON WHO FAILS TO ADHERE TO RESORT RULES AND POLICIES MAY BE REMOVED FROM THE RESORT AT THE SOLE DISCRETION OF RESORT MANAGEMENT WITHOUT ANY FORM OF REFUND.

Mandated Rules

  • All guests and visitors must abide by the resort policies and procedures.
  • Below are causes for immediate removal and/or law enforcement involvement.
    • Threatening, abusive or profane language or action directed at Resort personnel or any other guest in the resort.
    • Any guest or their visitor who is exceeding our 10mph speed limit. Because of the potential for significant harm, speed limits are strictly enforced with zero tolerance. Any guest who breaks the speed limit is subjected to be removed from the resort. 1st offense – Warning, 2nd offense – $100 fine, 3rd offense – Removal from resort.
    • Use or display of firearms, lethal weapons or fireworks are NOT allowed.
    • Damage, vandalism or stealing resort property or another guest’s property.
    • Nonpayment of reservations over 3 days. – $100 late fee, if still not paid after 3 day grace period your pedestal will be locked and gate code removed from system till payment is received in full.
    • Any dangerous animal behavior or actions that go against the Pet Policy
    • If the police get called to your site for anything other than a medical emergency, you will be asked to leave the resort. NO EXCEPTIONS

 

Registrations/Check In/Out/Visitors

  • Guests must be 18 or older to book and stay at our Resort.
  • All visitors must check in with the front desk and inform us who they are here to see.
  • Any rig OLDER THAT 10 YEARS of the current year, must be approved by management prior to arrival. Please send pics to info@northsidervresort.com.
  • Check out time is 12:00pm.
  • Check in time is 1:00pm.
  • No check ins after 10pm Sunday-Thursday. No check ins after 12am Friday-Saturday
  • Quiet times – 10:00pm-7:00am Sunday-Thursday, 12:00am-7:00am Friday and Saturday.
  • Car tags MUST BE VISIBLE either in your dash or mirror at all times.
  • Late checkouts may be accommodated, depending on availability. Contact office staff for assistance.
  • Guests must contact the Front Desk for an early/late checkout. An additional charge of $10.00 per hour will be assessed for guests who are checking out their site after 12:00pm. A $25 fee will be assessed on all early arrivals before 1:00pm
  • Guests who have not vacated their sites by 2:00pm will be assessed an additional night’s rental fee.

 

Registrations/Check In/Out/Visitors (continued)

  • Site Occupancy – There is always a limit of 6 people per site. Only ONE RV at each site. Maximum of 2 cars in our Back in sites, a maximum of 3 cars in our Pull Thru sites. Vehicles must be parked on the site’s driveway. Parking on roads, landscape and/or unoccupied sites is prohibited.
  • Selected Reservation Changes – Specific site reservations are not guaranteed and are subject to change. We reserve the right to move your reservation to another site with no price increase or refund. We will do the utmost to fill specific requests, and we will make every effort to leave you in the site you have selected. Locked in sites are offered at booking. We do offer LOCK SITE fees if you choose not to be subjected to this if it happens.
  • Visitors are always welcomed here at Northside RV resort. All visitors MUST register in the front office prior to coming in.
  • Large group gatherings with outside guests are prohibited. However, our Resort Event Center and Event Pavilion are available for rent. Please contact our Office Manager for details.
  • All monthly guests, and everyone in their camper, will undergo a background check. We will send a link to your email to fill out. Each guest over the age of 18 must undergo a background check. All guest will pay for this check, $10.95 each.

 

Payments/Fees

  • We accept all major credit cards, cash and money orders. No checks.
  • There is a system fee of $3.00 per reservation.
  • 50% deposit is required when the reservation is booked.
  • All online bookings MUST be paid in full.
  • All sites rental fees are due and payable in advance or no later than 1 day prior to check in.
  • Electricity Bill – Monthly reservations only are required a $100 electricity deposit that will be put towards your bill at the end of your month. If your bill is less than that fee, we will refund the amount that hasn’t been used. This bill is due on the checkout date on your reservation that will be charged automatically to the card on file. If you are needing another form of payment, you must contact the office prior to that day of payment. No exceptions.

 

  • Inconvenience Fee – If we have to move another guest to another site due to you not being able to move your RV on your check out date, we will charge an extra $100 fee to do so. No exceptions! Northside RV Resort does not provide “moving services”. If your RV needs to be moved, it is your responsibility to do so.
  • Clean-up Fee – Each site is responsible for maintaining a clean and organized appearance. No cigarette butts, oil/grease, food, etc. Any damage to the landscaping or grounds including plants, trees, grass or mud. Any violators will be charged a $100.00 fee.Any violators will be charged a $100.00
  • Early check in fee – If you need to check in early, we do charge a $25 fee. Please contact our office to get this set up for you.
  • Late Fee – We do allow a 3 day grace period for all our extended stay guests, but there will be $100 late fee added. If payment is still not collected after day 3, your pedestal will be locked and gate code removed until it is paid in FULL.
  • Management reserves the right to refuse service to any guest.

Cancellation Policy

  • All cancellations must be sent via email, info@northsidervresort.com, or called and approved through our Office Manager.
  • All cancellations that are less than 30 days are subjected to a $50 cancellation fee.
  • NO refunds for cancellations made less than 48HR before check in- NO EXCEPTIONS!
  • NO refunds on shortened stays or for no shows. NO EXCEPTIONS!
  • If a reservation is made and canceled less than the 30 day period, refunds will be handled on a case-by-case basis per the Office Managers approval.
  • We do not give credits or refunds due to the discomfort of nature.

General Guidelines – DO’s/DON’Ts & FYIs

  • Items outside the unit are limited to patio & yard furniture/accessories. Any other items MUST be stored neatly under or inside your RV.
  • Horse trailers are not permitted.
  • Cargo trailer, flatbeds, boats or any other pull behind trailers are not allowed to be parked at your site. We do offer extra parking where these can be stored. This extra parking is $75 a month and we also can book these sites out by the day.
  • No glass containers allowed in or around common areas.
  • Trash – All garbage needs to be disposed in the designated dumpsters at the entrance. NO TRASH IS ALLOWED TO SIT OUTSIDE YOUR CAMPER OR IN THE BED OF A TRUCK. Please break down all boxes and NO BULK ITEMS PERMITTED.
  • DO NOT give out your gate code to anyone other than friends or family visiting.
  • NO open flame campfires. Propane only.
  • NO charcoal grills. Propane and pellet grills only.
  • NO clotheslines.
  • NO dog fences left up 24/7. They are permitted only while in use.
  • NO ad ons allowed. (This includes pools, hot tubs, carpets on grass, decks, steps, etc)
  • NO fireworks or firearms. (This includes BB, Airsoft and pellet guns)
  • NO window A/C units.
  • NO car/truck repairs are allowed at your site or non working broken down vehicles are allowed to be parked at your site.
  • NO cutting through empty sites or parking any of your vehicles in empty site.
  • NO RV or vehicle washing allowed at your site. Please contact our office for these mobile services.
  • NO tent camping, sleeping in cars or outside of the RV.
  • Pop up tents are only allowed when in use. While not in use they must be taken down and stored properly.
  • Only one sided shades are allowed to be hung on our awnings. YOU CANNOT COMPLETELY ENCLOSE YOUR SITTING AREA. No zip ties, hooks or any other hanging item that will damage our awnings.
  • Insulation – All underpinning insulation MUST BE APPROVED by management before being installed.
  • Guests are not permitted to cut or defoliate any trees, bushes, or plants on the Resort property.
  • Mechanical work of any kind, along with all interior work consisting of floor, wall or large appliances, is strictly prohibited unless performed by an authorized dealer.
  • Smoking – Smoking is not permitted within 100 feet of any building. All cigarette butts need to be disposed of in designated containers.
  • Wastewater – Ground disposal of any drain water (gray or black) is prohibited by State Law. Wastewater from RV’s (including sink water) must be disposed of into sewer drains. DO NOT put grease down the sewer. Sewer connections are required by state law and must have a tight seal by a sewer donut (or sewer ring) or a screw-type connector.
  • Severe weather – In the event of severe weather, we ask that all guests use their best judgement on what their plan is. We don’t have a storm shelter, but all guests have access to the bathrooms and laundry rooms for shelter. Please know that we are in ELLIS
  • Amenities and Services – Amenities and services are subject to change without notice and may not be available/closed with no notice at Managements discretion.

 

 Children and SAFETY!  

  • Resort guests are responsible for the conduct, behavior and control of their children and visiting guests.
  • All children under the age of 14 years old must be accompanied by an adult 18 years or older.
  • AFTER DARK – To ensure your safety after dark, please carry a flashlight or reflector. NO bikes, scooters, skates, skateboards, etc. riding after dark.
  • Security cameras – For all of our safety, we have several cameras throughout the entire resort. If you have any concerns or need assistance with checking on an issue, please contact the Office Manager to see if this is something that we can help you with.
  • As always, security and safety of our guests and children are our top priority. If you see something, SAY SOMETHING!
  • The Resort is not responsible for lost, stolen, or damaged personal property or loss of any money or valuables. Management suggests that you keep your valuables locked up. Please report any problems or lost or stolen items to the office immediately.

 

 

 

 

 

Deliveries/Mail/Lost and Found

  • Amazon/UPS/FedEx/USPS packages – When placing a package order, be sure you have our correct address, (200 East Butcher Rd.) and please make sure to have the name of our resort on the package as well. All packages will be delivered to the garage across from the playground, and it will be up to you to check the status of your package and have it picked up here in a timely manner. Please note our office hours so you can schedule a time to come pick it up. Please note that we are not responsible for lost or stolen packages.
  • Food Deliveries (Uber Eats/GrubHub/Doordash/Pizza)- All food deliveries MUST BE PICKED UP OUTSIDE THE FRONT GATE. DO NOT GIVE YOUR GATE CODE TO ANY DELIVERY PERSON.  We are a gated resort, and your safety is very important to us.
  • Mail Service – All outgoing mail can be dropped off at the front desk for our mailman to pick up. We do not accept any personal incoming mail. All personal mail needs to be sent to a PO Box or alternate address. We can only accept incoming personal mail if it’s in a FEDEX/UPS/USPS sleeve that was shipped here.
  • Lost and Found – Missing an item? (Restroom, shower, laundry room, site, landscape). Check with our office staff to see if anything was turned in.

Pool Rules

  • Must be a guest at the resort to use the pool.
  • Proper attire must be worn in the pool. NO jeans/cutoff jean shorts, street shorts, thong bikinis or over-revealing swimwear are allowed.
  • Anyone under the age of 13 must be accompanied by an adult.
  • Children who are not “potty trained” must wear a swim diaper when using pool.
  • NO playing, climbing or jumping off waterfall.
  • NO jumping off pool furniture or placing furniture in the pool.
  • NO rock throwing in the pool or pool area.
  • NO ANIMALS.
  • NO lifeguard on duty. Swim at your own risk!
  • NO glass or breakable containers.
  • NO diving, running, jumping or rough horseplay.
  • NO bikes, roller skates/blades, scooters are not allowed in the pool area.
  • NO smoking.
  • NO cooking or grilling in the pool area.
  • NO food or drink in the pool.
  • Only plastic toys are allowed to be played with in the pool area.
  • All trash must be disposed of in proper trash cans.
  • Radio or other devices are permitted only if they do not disturb other guests.
  • POOL HOURS – 9:00am-9:00pm Sunday-Thursday, 9am-10pm Friday-Saturday (these may change due to weather conditions)
  • We expect all guests to behave in a family-friendly manner. Obscene language, obnoxious/disrespectful behavior are considered problematic behaviors and may result in the guest being ejected from the property without a refund.
  • Management reserves the right to close to the pool at its discretion.

 

 

Pet Polices

  • Any breed of the following dogs are NOT PERMITTED in our resort (American Strafford Terrier, Pitbull, Bully, Cane Corso, Rottweiler, Chow, Dobermann, Boxer, and Mastiffs)
  • Any aggressive animal that causes harm to another animal or guest will be asked to leave the resort immediately.
  • Our Resort is pet-friendly; however, when out and about in the resort all 4-legged guests must always be accompanied by at least one 2-legged friend and on a six-foot maximum length leash.
  • All pets must be kept in RVs overnight and pets cannot be left unattended.
  • Pets may not be left outside, tied up or chained at any time. We do not allow pet fences.
  • Guests will be charged for any damage or additional costs caused by their pets.
  • If the dog’s behavior results in complaints by other guests, the owner may be asked to board the dog in an outside kennel facility.
  • Northside RV Resort is not responsible for pets accompanying our guest.
  • We offer a large and small dog park; dogs must be walked by a responsible person to these areas and picked up after them immediately. Our entire park and amenities are on camera, a $50 CLEANUP FEE WILL BE CHARGED TO ANY GUEST WHO HAS LEFT DOG WASTE IN EITHER PARKS OR ANYWHERE AROUND AND IN THE RESORT.
  • Pets are never to be left unattended.
  • No excessive barking is allowed.
  • Pets are not allowed in or near our office, bathhouse, or laundry. They are prohibited due to health codes.
  • A maximum of 3 pets are allowed.  Please call management for approval if more than 3.
  • Pets are also not allowed in our playground area.

Management reserves the right to rule on a case-by-case basis for situations not addressed in our policies and procedures.

MANAGEMENT ALSO RESERVES THE RIGHT TO REFUSE SERVICE, LIMIT THE LENGTH OF STAY AND THE NUMBER OF PERSONS OR VEHICLES PER SITE AND/OR EVICT ANY PERSON OR PARTY WITHOUT REFUND.
